Hard Facility Management
Hard facility management is the most ‘visible’ aspect of our work and focuses on maintaining and optimising the asset’s physical structure and systems. Through our in-house team and network of trusted local specialist service partners, we manage and maintain equipment and systems including HVAC, mechanical and electrical installations, plumbing, fire and life safety, elevators and escalators and other aspects of the built environment.
Soft Facility Management
Soft facility management is concerned with how people interact with the facility itself. These services help create a safe, healthy and pleasant environment for staff, residents, visitors and anyone else who spends time on your premises. Through our own staff and local specialist service partners, we deliver a wide range of soft FM services including cleaning and janitorial services, pest control, waste and energy management and landscaping.

Our facility management services are geared towards providing the appropriate maintenance regime to get the most out of the asset and add to its value over time. This includes overseeing operations and management (O&M) contracts, supply chain procurement and management, developing and applying SLAs and KPIs, CAFM implementation and asset management strategy and planning.

During a project’s initial concept phase, we can undertake operability and maintainability reviews, develop asset management and operational strategy and planning, as well as provide strategic urban management solutions. For the construction phase, we‘ll compile fit-out, testing and commissioning procedures, utility and energy management plans to optimise costs, and deliver a seamless transition and handover process. We can also help you draw up service charge cost models, and service performance and measurement matrix. Through our value engineering expertise, we’ll analyse your asset’s components and materials to identify ways to reduce costs without compromising functionality, safety or sustainability.
Monitoring performance
We’ll assist with developing operational audits and facility management reviews, together with establishing Benchmarking and Performance Forums, to monitor and evaluate your asset’s performance over time.

We’ve established a research partnership, unique in the Middle East, with two leading universities. This gives us access to priceless knowledge, insights and emerging applications from the very latest scientific and technical research.
Access to world-class research and expertise
The Norwegian University of Science and Technology (NTNU) in Trondheim is a public university focusing on science and technology, with specific, world-class research strengths in artificial intelligence, sustainability, climate adaptation, green energy, ocean and coastal environments and social development through public engagement – all live issues for facilities managers in the Middle East. The American University of Sharjah (AUS) undertakes research in a range of key strategic areas in pursuit of economic and social development and technological innovation.
Through this three-way collaboration, we’re developing technologies and thinking to support our Middle Eastern clients and their projects now and in the future. We’ve already made significant advances in developing machine learning and AI to support predictive maintenance programmes and other innovations alongside more traditional facility management practices. These emerging technologies will anticipate and identify problems before they occur and enable pre-emptive action, minimising disruption and downtime.
